During a time of stock market volatility, tariff-effect uncertainty, and an institutional development pause throughout the region, Pacific NW Properties has broken ground on their next project, I-84 Corporate Center II in Troutdale, Oregon.
“We listened to our customers who are seeking difficult-to-find smaller bay light industrial space,” said Evan Bernstein, a partner with Pacific NW Properties. “The people on the ground offer much more valuable insight with regard to space demand and consumer confidence than the sensationalized headlines aimed to create fear and division,” added Bernstein, who helped acquire the 3.31 acre land site which he refers to as “the nose of the face” of the master-planned business park.
I-84 Corporate Center II is a two-building approximately 47,000 square foot multi-tenant speculative project which will offer space in the 1,300 – 14,000 square foot range. It’s strategically located right on top of the I-84 highway and Marine Drive in Troutdale, Oregon and sits directly adjacent to Pacific’s four-building 135,000 square foot I-84 Corporate Center, which was acquired in 2017 and has performed very well.

Pacific NW Properties Senior Leasing and Asset Manager, Mitch Page has been tasked with project lease up and feels encouraged. “The new project is going to offer something nearly impossible to find in the East Columbia Corridor: High quality smaller bay space for lease with unmatched visibility and superior access to the highway!” Between the two phases, Pacific NW Properties will now have approximately 182,000 square feet of high quality, light industrial space with ample size options, paved and fenced yard opportunities and dock-high loading. “Don’t forget the Pacific NW Properties magic touch,” noted Page, who has developed long-lasting relationships and wonderful tenant loyalty over his 8 years overseeing phase one.
Long-term partner, MDG Architecture helped design the project, and Walen Construction was tapped as the General Contractor. “We are thrilled to be doing our 3rd development with Walen Construction,” added Brad Stern, a Partner and Director of Development at the ground breaking ceremony which took place on April 16, 2025. “We are so grateful for all of the people who are going to make this project a huge success!”
