In 2009, during the heart of the financial crisis, Pacific NW Properties shocked the market when they decided to construct the 4-building, approximately 108,000 square foot speculative industrial development called Sunset Highway Business Park.

“It was located pretty ‘deep’ at that time, and the market was stagnant,” reflected Evan Bernstein, now a principal with Beaverton, Oregon based Pacific NW Properties who was tasked with leasing up the project. “I literally lived out in the corridor that year, spending 10-11 hours a day knocking on doors and begging companies to relocate to our new project!”
Fast forward to 2025, and this location tells a different story. “We are having a difficult time keeping up with the demand,” said Bernstein. “This location is now “main and main,” and we are so fired up about accommodating the needs of our existing tenants, as well as overall market demand for well located, high-quality warehouse and office space in the sunset corridor.”
Following the success of the Sunset Highway Business Park development and lease up, Pacific chased the fully-leased phase II which they had actually designed and then sold, formerly known as PSI Business Park, which itself took over two years to acquire back from the State of Oregon.

During that same time, recognizing an uptick in demand from light industrial tenants, they started pursuing the approximately 7.23 acres of industrial land located just to the north of Sunset Highway Business Park I & II at the corner of NE Jacobson St. and NW Helvetia Rd.

Due to a myriad of reasons, mainly the undevelopable nature of the site, it took almost 9 years, on and off, to happen, but in 4Q25, Pacific NW Properties finally closed on the property, which will house a multi-building light industrial park and will be called Sunset Highway Business Park III.
