Local commercial real estate operator, Pacific NW Properties, has officially delivered its latest speculative development called 26 NORTH Business Park II. Completed in 4Q24, this 42,000 square foot multi-tenant project which prominently sits on top of Sunset Highway/26 in Hillsboro, Oregon was designed by MDG Architecture and built by Perlo Construction.
“After many years in the making, it’s so rewarding to see our vision become a reality,” stated Brad Stern, a Partner and Director of Development for Pacific NW Properties who oversaw the development. “We are thrilled to introduce this high quality, small bay project to the Sunset Corridor, offering 20 new spaces for tenants to achieve their business goals and turn their dreams into reality.”
This project offers smaller spaces than Pacific typically builds and is designed to meet a huge demand for high quality, light industrial spaces on the westside. According to Costar, industrial vacancy in Hillsboro was right around 1.2% at the end of 4Q24.

As of mid-January, the new business park has welcomed four new tenants, and several others are on the precipice of signing leases. “With so many spaces, we have our work cut out for ourselves,” stated Erin Gram, a Senior Leasing Manager with Pacific NW Properties who is spearheading the project lease up. “But we’re well on our way!”
This is Pacific NW Properties’ 10th development in the Sunset Corridor, a submarket which houses approximately 100 different companies who lease space in projects either developed or acquired by the Beaverton-headquartered company. “We love it here on the westside,” exclaimed Stern.
